Sample data that ships with the file, worked out on 19/10/2026. A part-paid instalment past its due date shows as overdue, and a tenant with no mobile gets no WhatsApp link. Labels follow the language cell; the data stays as typed.

What it does

  • Builds the rent schedule from the contract

    Enter the monthly rent, the term and how often the tenant pays. The file creates every instalment with its due date. A cancelled contract creates none.

  • Arrears that cannot hide

    An instalment that is part-paid after its due date counts as overdue, and appears on the Arrears sheet with what is still owed.

  • VAT by contract type

    15% on commercial leases and none on residential ones, applied automatically, with no formulas for you to write.

  • A WhatsApp reminder in one click

    A Saudi mobile number becomes a WhatsApp link with a reminder already written; a landline becomes a call link. A number the file cannot read is flagged, never guessed.

  • Two languages from one cell

    Choose ar or en in Settings. Headings and statuses change on every sheet; the numbers and totals stay exactly the same.

  • Formulas you cannot break by accident

    Formula cells are locked, entry cells are open, and sorting and filtering still work. The protection has no password.

Before you buy

Software
Made for Microsoft Excel on a computer. Not yet tested on Mac, Excel for the web or phones.
Direction
Working sheets read right to left in both languages, because sheet direction cannot follow the language cell without a macro.
Use
One person at a time. No shared editing.
Dates
Gregorian, shown as day/month/year. Hijri dates are not supported.
Not included
E-invoices, receipts, owner statements, and a direct link to the Ejar platform.
First open
Sample data shows the file working; the Guide sheet explains how to clear it.
